Can I pay my rent in cash or online?
NO. At this time, we accept only personal checks, money orders, or cashier's checks. Please make it payable to Wagner Realty and be sure to sign it. Be sure to include your full street address on the memo line.
Does the date on the check matter?
Yes. If you date the check for the 1st but don't deliver it until after the 5th, it IS STILL LATE. No matter what date is on the check, we must receive it no later than the 5th or it is late.

How much is the late fee?
Per your lease, the late fee is $100 and is charged on the 6th of the month.
What is required to get my security deposit back?
It is important that the residence is in the same condition upon departure as it was upon arrival. Charges against the security deposit will be made if necessary at the time the lease expires and the residence is vacated. The Tenant responsibilities for vacating a residence are as follows:
- Repainting all areas necessary due to marks, dirt, or damage to any painted surface excluding normal wear and tear
- Patching to any surface due to damage or picture nail holes with patching material that must be approved by Karie Gorgone, Property Manager
- Carpet repairs due to burns, tears, or other damage
- Appliance cleaning to include oven, range and refrigerator
- The air conditioner filter must be replaced
- All ceiling fans and blades are to be cleaned
- Cleaning and repair of any plumbing fixtures including replacement of chips and cracks
- Kitchen cabinets, vanities, and counter top repair and/or cleaning
- Tile repair due to damage or tile cleaning due to dirt, stains, etc.
- Window cleaning and/or glass replacement including removal of dirt, etc. from window and sliding door tracks
- Electric fixtures and outlets repair or cleaning including TV outlet or cable TV
- Doors, woodwork and/or paneling must be cleaned or repaired
- Keys to doors and mailbox as well as pool keys/cards and automatic garage door openers are to be turned in to Karie Gorgone, Property Manager
- All trash and discarded items are to be removed from residence. Any trash removal done after tenant vacates will be charged against the deposit. This includes anything left outside of the residence (i.e. wood, building materials, toys, and other personal items left by the tenant).
All other possible damage, misuse and necessary repair not stated above including, but not limited to, the uncleanliness which is not normal wear and tear and those things contained in your Residential Lease Agreement.
How soon can I expect to receive my security deposit back?
Refunds of security deposits are based on Part II of Chapter 83, Florida Statutes which states: "Your security deposit is to be returned within fifteen (15) days after expiration of your lease or to notify you if a claim will be made against your security deposit within thirty (30) days. The security deposit will be mailed to you."
So, if you are going to be receiving a refund of your security deposit, you will get it within fifteen (15) days of the time you turned in your keys.
